Contractor inspections:

The difference between a Home Inspection and a Contractor Inspection is the scope of what is usually reported due to SOP -Standard Operating Procedure –

I have performed thousands of inspections and a good deal of them right after a homeowner closes on their home only to show them tens of thousand of dollars of deficiencies that will now impact them financially as well as psychologically sometimes for years to come. Yes, the issue was rectified prior to listing, but who needs that type of stress.

If you truly want to know what’s going on in and around your home then make the call that starts it all and schedule your inspection. The cost of the inspection varies with types of construction and scope of the inspection.
This is not a “Home Inspection” this is reality backed up by photographic proof and laboratory proof if necessary.

Inspections may include the following but not limited to:

  • Sump pump evaluation
  • Existing basement waterproofing systems
  • The need for new basement waterproofing systems
  • Chimney deficiencies level 1
  • Moisture
  • Insulation including spray foam issues
  • Dehumidification
  • Thermal imaging
  • Rodent infestations
  • Bat infestations
  • Leaks at water pipes
  • Leaks at exhaust pipes
  • Gas leaks
  • Exterior drainage
  • Decontamination from rodent or bat debris

As the client you can pick and choose the package that best suits your needs and if you’re not sure we can help guide you. Packages start out as little as 99.00 for up to a 2,000 sq ft home.

Pinpoint property management inspection

For homes that range from 4,500- 15,000 sq feet there is a real need to have thorough inspections that are documented in detailed pictures to avoid issues such as potential rodent infestations, mold, moisture, air pollution from your own heating equipment and many other items.
This is what makes my inspection service different as it comes naturally to me and if it’s visible I’ll most likely find it.
While most property management companies don’t like me as my findings are easily proven – the ones that actually care about you “The Client”
Will take it in stride and be better for the guidance.
Give a call and we shall discuss the art of the inspection and the fees that apply for the what best fits your needs.
